• Early check-in fee: $20/hour
• Late check-out fee: $35/hour

Legal Agreement

The applicable rental agreement will be determined based on the booking type and length of stay.

For reservations of 30 nights or longer, a separate lease agreement must be signed within 48 hours of booking.

Occupancy & Suitability

• Minimum age of primary renter: 21 years
• Maximum occupancy: 8 guests total

Children and infants are welcome. The following items are available upon request:

• Full-size crib
• Toddler bed (twin trundle)
• High chair
• Changing pad

Pet Policy

We welcome approved, housebroken dogs only (maximum of 2 pets).

Requirements:

• Must be fully housebroken
• Must be up to date on vaccinations
• May not be left unattended unless crated
• Not allowed on beds or upholstered furniture
• Guest is responsible for all pet-related damage

Additional terms:

• A pet fee applies per stay
• Additional cleaning or damage fees may apply

Due to insurance restrictions, the following breeds (including mixes) are not permitted:
Pit Bull types, Rottweiler, Doberman, German Shepherd, Akita, Chow Chow, Husky, Malamute, Cane Corso, Great Dane, Belgian Malinois, and similar breeds.

Unauthorized pets may result in cancellation without refund.

Events, Parties & Gatherings

Events and parties are strictly prohibited.

Any unauthorized gathering will result in:

• Immediate termination of the reservation
• $250 penalty fee

Quiet Hours

Quiet hours are from 10:00 PM to 8:00 AM.

Please be respectful of neighbors and avoid excessive noise, especially outdoors.

Smoking Policy

Smoking is not permitted inside the home.

Violation will result in a $200 fee.

Care of Property

Guests are responsible for maintaining the property in good condition.

Additional charges may apply for:

• Damaged or missing items
• Stains on linens, towels, or furniture (including makeup and bodily fluids)
• Excessive cleaning needs

Grill & Outdoor Use

Grill use is complimentary.

• Two propane tanks are provided (grill + firepit)
• Basic cleaning supplies are available

Guests are expected to clean the grill after use.
Excessive mess may result in an additional cleaning fee.

Deliveries

Guests do not have access to the mailbox.

Please use FedEx or UPS for deliveries.

Trash Disposal

• Use kitchen trash bin or garage container
• Ensure all trash is securely tied

Pickup schedule:

• Monday and Thursday mornings
• Trash may be placed on the curb the night before (no bin required)

Guest Verification

For safety and compliance, the primary guest may be required to provide:

• Government-issued photo ID
• Valid phone number
• Email address

This information must match booking details and may be required prior to check-in.

General Policy

By proceeding with a booking or stay, guests agree to comply with all house rules and property guidelines.

Failure to comply may result in additional fees or termination of the reservation.
